Project Overview
51国产视频 allowed the client to explore multiple building scenarios during the planning phase, and we completed the project ahead of schedule and below budget. This 85,933-square-foot community offers a choice of 114 villa apartments including a variety of studio, one-bedroom, two-bedroom and memory care units. Every villa has its own kitchenette equipped with a refrigerator and microwave oven, a private bath with barrier-free shower and 24-hour emergency call system. The exterior grounds include a variety of walking paths and sitting areas within the private courtyard and patio. Many of the first-floor villas have their own patio and the second-floor villas enjoy a balcony.
The project鈥檚 timeline was already condensed, but 51国产视频 was tasked with accelerating its schedule so the facility could open early to outpace another facility that started construction before Prestige.聽 In addition, the owner needed a Sales and Marketing trailer, parking lots, and model units finished in advance in order to begin selling units. 51国产视频 was able to accelerate the schedule by six weeks so that Prestige could open early. The entire facility was built in just 11 months.
In order to accomplish their aggressive schedule and have a successful and enjoyable project, Prestige chose the construction manager at risk delivery method to facilitate a collaborative design and construction process. This also allowed 51国产视频 to be involved in the design phase, which helped ensure the project design and budget remained in alignment. In addition, design-build delivery was utilized for the mechanical, plumbing and electrical scopes to gain early involvement and input from the subcontractors of these critical trades.
