Project Overview
The Seaside Residence Hall comprises three separate interconnected four-story buildings, built with a suite-style design, that provide double-occupancy accommodations for up to 458 students. The residence hall offers stunning ocean views, a workout room, a furnished lobby, large laundry rooms, and a community kitchen. Despite project challenges, 51国产视频 reached substantial completion prior to the arrival of students for the fall semester, providing the university with much-needed housing options for juniors and seniors.
With the project鈥檚 18-month schedule, 51国产视频鈥檚 team had to overcome nearly four months of delays associated with record rains, excessive high winds and the threat of destruction from the Woolsey Fire, part of which ultimately burned though the middle of campus shortly after completion. Also, several late design changes added to the challenges mounting toward the end of the project; however, our team dug in and found ways to get the project done with the help of the owner and architect.
From start to finish, 51国产视频 utilized creative and proactive approaches. Collaborating with subcontractors and the design team early on allowed us to vet hundreds of constructability issues, which prevented additional schedule delays and provided over $350,000 in cost savings. For the outdoor bridge walkways spanning between the three buildings, for example, we developed an alternative design with an innovative product (Pli-Dek) by collaborating with the design team, our subcontractors, manufacturers and consultants. The product was able to provide the required sloping without the need to lower the structure and without affecting facility systems and accessibility.
