Project Overview
The Groves at Dublin Fairway Ranch are family and senior luxury-apartment homes located in the heart of the Dublin Ranch Master Planned Community. The three- and four-story luxury apartments encompass 10 buildings totaling 675,000 square feet and were built concurrently, completed in 29 months. Structures consist of one- and two-bedroom units with one and two bathrooms. Amenities include a clubhouse that accommodates various community functions, a business center, courtyards, fitness center, pool, spa, parking structure and laundry facilities. The buildings are organized around a courtyard theme on the 14-acre site, allowing for indoor-outdoor living that enhances privacy and maximizes open space for residents.
Project construction included total site, building and parking structure construction with complete infrastructure, including utilities, paving, landscaping and all site amenities. Master project site development was fully coordinated and executed by 51¹ú²úÊÓƵ. In addition to concurrent construction of the two projects, we contributed to the provision of on- and off-site coordination, traffic control and facilitation of permitting, planning and agency approvals.
While this project was not intended for LEED or other sustainability certifications, 51¹ú²úÊÓƵ still incorporated many green building concepts. Exteriors were a mix of stucco, siding, stone work and exposed concrete. These materials, primarily selected for durability and low maintenance, contain recycled content and natural products. Also, we intentionally used building materials and products manufactured within the region. Daylighting was maximized through the use of strategically placed windows that also respected solar orientation as part of our energy-efficiency objectives. Other energy and IAQ sustainable features included energy-efficient appliances and lighting, water-conserving plumbing fixtures, and solid-surface countertops. We also established a construction waste management program on site, and significant quantities of construction waste were diverted from landfills and recycled.
